Working For You!

Buying or Selling a Home?

A quality home inspection from AU Home Inspections is your best path to a peace of mind and confident decision making whether you are buying or selling a home.

My goal is to help you understand your property before you put your house on the market or close on a new home. Your home inspection will provide you with clear and detailed information about the property. During the home inspection, you’re invited to walk through the property with me as I inspect the visible and accessible systems and components of the property. Once I have conducted the inspection, we can go over the report on the overall condition of the home.

The buyer’s Home INSPECTION

This inspection is designed to help home buyers understand exactly what they’re getting into before deciding to purchase a home. I will do a thorough walk-through of the home to analyze each system and component’s condition and uncover damages or defects.

The Seller’s Home Inspection

This inspection is for individuals who are actively pursuing the sale of their property. Before you make your listing, we will examine all of the home’s readily accessible areas—looking for any defective or deteriorating components. This knowledge will give you a chance to arrange repairs as necessary and inform prospective buyers of preexisting issues. Full disclosure of a property’s condition helps to ensure that negotiations move forward without interruption or stress.

The inspection is a non-invasive visual evaluation of the home’s condition, including examination of areas of the home that are safely accessible and visible. These areas are included in the inspection:

  • Structural Components

  • Exterior

  • Roofing

  • Plumbing

  • Electrical

  • Heating

  • Central Air Conditioning

  • Interiors

  • Insulation and Ventilation

  • Built-in kitchen appliances

Within 24 hours of the inspection, a thorough, written report will be provided disclosing visible defects and/or conditions that will affect the function of the home. With this report, buyers will understand the home’s condition before purchase and sellers can increase the home’s marketability by eliminating last minute repairs that slow down the selling process.
